Speaking of Pet Deposits & Pet Rent, etc.
Quick survey for my own information *if you're a renter*:
Did you have to pay a pet deposit? If so, how much was it? Is it a one-time deposit or do you have to pay it again when your lease is up? Is there an additional monthly charge for pet rent? If so, how much per pet? Is there a limit as to how many pets you can have in your rental unit? If so, what is the pet limit? Is there a weight limit on the pets you are allowed (per pet)? If so, what is the weight limit per pet? Jill |

wrote: Quick survey for my own information *if you're a renter*: Did you have to pay a pet deposit? We were supposed to, but they waived it because John was fostering rescue kittens (and the office person at the time wasn't into enforcing 'rules'.) When the office manager changed a year later and they tightened up the rules they could have claimed it again but they didn't because we were the sort of tenants they wanted to encourage to stay... when they sold our apartment, the new landlord didn't want a deposit at all - he was happy to have us there paying the rent every month! If so, how much was it? $250 Is it a one-time deposit or do you have to pay it again when your lease is up? One-time, refundable on moveout if there wasn't any pet damage (it's a deposit, not a FEE!) Is there an additional monthly charge for pet rent? No. If there was we wouldn't be living here... If so, how much per pet? n/a Is there a limit as to how many pets you can have in your rental unit? If so, what is the pet limit? Nope. The building had no limits (the former manager had seventeen cats in her duplex!) and our new landlord really doesn't care as long as they're being looked after and not causing property damage etc. I don't think he'd mind if we had more cats, but we're not going to increase the family - three is plenty for a two-bedroom apartment. Is there a weight limit on the pets you are allowed (per pet)? If so, what is the weight limit per pet? Nope. The building has everything from budgies and chihuahuas to a great dane. I don't think the poor thing can be very happy in an apartment, but it's not against the rules. We are VERY lucky to live here... when we were looking for a new apartment because ours was being sold, they all had hefty pet deposits, pet rent, and limits on the number of cats per apartment... we couldn't find any place that would take us with three cats without charging an arm and a leg! Thank God that our new landlord was happy to have us stay ad-infinitum... |

wrote: Quick survey for my own information *if you're a renter*: Former renter, but it doesn't seem all that long ago. I moved out in 2003. Well, I guess that was longer ago than I thought. Did you have to pay a pet deposit? I just paid the normal deposit AFAIK. They didn't say I was paying more in the deposit. Is there an additional monthly charge for pet rent? There was an additional monthly charge. I believe it was $15 a month for two cats. I don't think it was per pet though. Just $15 a month if any pets. Keep in mind that I moved there in 1990, so the price for later tenants may have went up. In the 13 years I live there, they never told me the fee had been raised. I signed a one year lease, and went month to month after that. When they increased the rent, I just paid the amount shown in the letter thinking they had already added in the pet fee. I only found out after living there almost 10 years through their newsletter that I hadn't been paying the pet fee. I probably hadn't paid it since the second year I had lived there. I still didn't pay the pet fee for the rest of the time I was there figuring they can contact me in person if they really wanted the money. Not a word was ever said directly to me about it, and I received my full deposit back when I left. I don't think they were all the concerned given that in the 13 years I was there, they really had to invest very little in the way of maintenance or updating. Is there a limit as to how many pets you can have in your rental unit? Yes. Two. Is there a weight limit on the pets you are allowed (per pet)? There was a size limit, but I think I remember it being a height limit and not a weight limit. My cats were well under -- I think it was 24 inches. Hope that helps even though my memory isn't so great on all the details. |

Quick survey for my own information *if you're a renter*: Did you have to pay a pet deposit? Yes; I doubt I'll get it back. At the time I signed the original lease it was refundable. They changed it to a *pet fee* (thanks for pointing that out, Karen) in later leases. If so, how much was it? $125 Is it a one-time deposit or do you have to pay it again when your lease is up? One time. Is there an additional monthly charge for pet rent? Yes, but when I lost my job the apartment manager graciously waived the fee and I've not had to pay the pet rent since. If so, how much per pet? $15/month Is there a limit as to how many pets you can have in your rental unit? Yes If so, what is the pet limit? Two cats or two dogs. They don't charge for a bird or fish, stuff like that. I suppose if I set up an indoor aviary it would be a different story! LOL Is there a weight limit on the pets you are allowed (per pet)? Yes If so, what is the weight limit per pet? 25 lbs. per pet Jill |

... Quick survey for my own information *if you're a renter*: Did you have to pay a pet deposit? If so, how much was it? Australian rental agreements are very different. The standard written contract always says "no pets". You have to get the landlord's permission to have a pet, and it has to be stated in the revised rental agreement what sort of pet it is and how many there are. If you are renting without a pet, and then decide you want one, you still need the landlord's written permission and than written permission needs to be amended to your contract. Most Real Estate agents (and thats who you usually deal with if you rent) don't bother to contact the landlord, in my experience, they just flat out say 'no'. However, if you do get permission, they don't usually charge an extra deposit or extra rent. Any damage caused by the pet at the end of your lease will be taken out of your deposit. If your deposit doesn't cover the extent of the damage, they will persue you for the costs. That being said, many renters (myself included, when I was renting) keep pets anyway. Whilst *technically* you can be kicked out (with 2 weeks notice) for 'breech of contract' if they find a pet, most rental places are happy just to have regularly paid rent and tenants who don't destroy the place. From experience, one young child can do far far more damage to a property than a cat or dog (she says, with crayon all over the walls and a carpet that has more food & drink in it than I ever want to think about). If I was a landlord, I'd prefer pets to children, but you can't say "no children allowed" here. Yowie |

jmcquown wrote: Quick survey for my own information *if you're a renter*: Did you have to pay a pet deposit? Yes, here and the last place I lived in California. Before that, NEVER! (But until then, I had always rented premises where the owners were my neighbors, and they usually based such requirements on their assessment of the individual tenant.) If so, how much was it? To be honest, I'm not sure - there were so many special fees and deposits here, I can't keep them straight. Is it a one-time deposit or do you have to pay it again when your lease is up? IIRC, it's non-refundable, here. Is there an additional monthly charge for pet rent? Yes, that seems to be pretty standard here in Arizona, although I never encountered it in all my fifty-plus years in California! If so, how much per pet? $25 for the two of them Is there a limit as to how many pets you can have in your rental unit? Definitely! If so, what is the pet limit? Two (cats, anyway - maybe only one dog). Is there a weight limit on the pets you are allowed (per pet)? If so, what is the weight limit per pet? I'm sure there must be a weight limit - although some of the dogs I've seen being walked here are pretty good size. Usually they specify under 40 pounds. 'Course my two cats weight just about twenty pounds between them - Melisande a bit over ten, Cendrillon a bit less. |

Nor in the U.S. - and the rental agent was aghast when I asked how much addition rent they charged per child, since they wanted extra rent for my pets. ;-) Yowie |

So true! I've watched more neighbors around me come and go in 6 month increments than I can remember. I've been here almost 10 years. From experience, one young child can do far far more damage to a property than a cat or dog (she says, with crayon all over the walls and a carpet that has more food & drink in it than I ever want to think about). If I was a landlord, I'd prefer pets to children, but you can't say "no children allowed" here. LOL You can't say "no children" here, either, although there was a time when you could. The apartment community where I live was built around 1982 and was designed for "singles", possibly in a roommate situation. At that time it was an adults only complex and that was perfectly legal. All the apartments are 2 bedroom units; nothing smaller, nothing larger. There used to be a hot tub right next to the community swimming pool. When the laws were changed they built a cut-through from the pool to the former hot tub. No more hot bubbly water, just a deeper pool with built in tiled benches around the edges to sit on. Darn, I would have liked a hot tub! The apartment manager is saavy, though. She places families with children on one side of the complex and singles on the other. In all the years I've lived here I've never had a renter in the vicinity of my unit who had children. I've nothing against children, mind you! But I'm not used to looking out for bicycles left in the drive or seeing toys scattered about our small yards. It works out well for the families, too, since the children on that side all have other children to play with! Jill |

Is there a limit as to how many pets you can have in your rental unit? Heh- yeah: none. The lease said no pets, but the landlord said that could be waived for a desirable tenant. So I moved in with my one cat, and then the landlord had to get rid of his kitten (young daughter was getting scratched and was now terrified of the cat) so I have two cats in a no-pets apartment, with the landlord's blessing. And gratitude. ;-) If so, what is the pet limit? Is there a weight limit on the pets you are allowed (per pet)? No. If so, what is the weight limit per pet? If a cat slave is looking for an apartment, he/she should look for a building where the owner lives on the premises, a two- or four-flat. Larger complexes and high-rises tend to have too many rules.
